Avoid cowboy builders and use a professional, accredited company

10 reasons why you should use Regency Contracting in Gloucester and avoid the pitfalls of hiring a builder or building company that isn't accredited.

1. Is your chosen builder screened for identity, reputation and creditworthiness?
Who is your builder or building company? Does he/them actually exist? What assets do they have and is there any records of previous trading? What is their credit rating or financial status? Is the builder insolvent or at risk of insolvency? Do you need a personal written guarantee or contract from the director, proprietor or company owner?

2. Has an effective detailed contract been drawn up or considered before you start?
Has the costs, timescale to complete the work, design and plans been done and fully defined? Is the contact suitable to cover the project? Have essential terms been incorporated to keep you in control of the project

Don't Move - Improve

Property prices are rising fast. The average cost of moving up from a three bedroom house  to a four bedroom home can cost between £50,000 and £150,000. TV's Sarah Beeny returns with a new show about people making their homes bigger and better for a fraction of the cost of moving.

"Double your house fro half the money" looks at ways you can increase the value and the available living space in your home by carefully investing in extensions, loft conversions and conservatories.

These tried and trusted methods have proven over the years that there is no better way to add value and save you money. The equivalent financial outlay is a fraction of the cost of moving home to try and get that extra bit of living space.

We won the contract to install a new Toilet Block Facility at the Unilever factory in Gloucester. The solution was to install a clean-looking, modern style that was easy to maintain whilst looking very different to your average toilet facility.

In late 2013, we embarked on the project which took 1 month from start to finish. We installed new plumbing and electrics, new partitions and doorways, then installed new toilets, urinals and fittings, flooring and wall coverings.

Insulation - know your stuff

Whatever your building project, be it domestic, commercial or industrial, you need to be certain you're employing a competent builder. The consequences of not taking the time in your selection process are not worth thinking about as we've seen all too often in the media.

A custom home built about 10 years ago was discovered to have a major construction defect. The architecture was unusual, with the second story being cantilevered past the outer walls of the first story. In the second-floor rooms where the floors extend beyond the lower story, the floors were not insulated, and these rooms became very cold during winter. The lack of insulation was discovered when the occupants noticed leaks from frozen pipes in the floor. When they told the builder about the missing insulation, he said: “Just turn your heat up and wear socks.” How could the builder have gotten away without installing the correct floor insulation? Had the insulation been missed in a few places, this might be regarded as a mistake. That it was omitted at the entire perimeter of the building indicates questionable intent or incompetence. As for liability, 10 years is usually the cutoff point for statutes of limitations, but this can vary.

No such issues would exist if you employed the skills and resources of Regency Contracting who pride themselves on complying with the very latest bulding regulations.

Moves to cut red-tape by streamlining housing standards would be a major boost to Britain’s small and medium-sized house builders, and will help to increase the supply and choice of new homes needed to address the growing housing crisis, says the Federation of Master Builders (FMB).

As the Government launched its Housing Standards Review consultation process, Beatrice Orchard, Head of Communications at the FMB, responded: “Small and medium-sized house-builders are committed to providing high-quality housing tailored to meet local need, but the proliferation of an array of local, national and voluntary standards has added unnecessary complexity and cost to the house building industry in recent decades. These costs have a disproportionate impact on smaller firms and smaller developments.”
